WHAT IS THE PROCESS? WHERE DO WE START?
Pre CONSTRUCTION

STAGE 1 - THE START

• In this phase we will GO OVER ALL OF your ideas, desires, and vision for the project (THE overall design of the space, square footage, how many rooms, the function of each space, and THE things that are most important to you)
• Build a preliminary BUDGET based off your ideas


STAGE 2 - PRE-DESIGN
• wE PAIR YOU UP WITH AN ARCHITECT OR YOU PICK YOUR OWN
• THE LOT WILL HAVE TO BE OWNED OR UNDER CONTRACT TO CONTINUE FURTHER
• WE Continue to LEARN MORE ABOUT your Aspirations AND KEY MUST HAVES
• THE ARCHITECT Provide you with a series of rough DRAWINGS to further refine your design objectives


STAGE 3 - DESIGN DEVELOPMENT
• THE ARCHITECT ProvideS detailed drawings SHOWING the site plan, floor plan,SECTIONS, AND exterior elevationS
• WE Coordinate and work with a Structural and Mechanical Engineer to provide a basis for the Construction Documents
• WE Outline THE specifications, estimate costs, and review THE budget
• Finalize interior and exterior elevations and provide to-scale drawings


STAGE 4 - FINALIZE CONSTRUCTION DOCUMENTS
• Construction Documents RELEASED WHICH include the FINAL DESIGN as WELL AS THE Specifications which outlines the building materials, equipment, CABINETRY, FINISHES, ETC required for the project
• WE begins obtaining all THE necessary permits to START construction and coordinatE with consultants, Architect, Structural Engineer, Mechanical Engineer TO ALL GET ON ONE PAGE


STAGE 5 - CONSTRUCTION PREPARATION
• THE PLANS AND NECESSARY PERMITS GET APPROVED AND WE ARE READY TO GET STARTED!
coNSTRUCTION


PHASE 1 - STARTING THE STRUCTURE 

• Site WORK: WE MUST Conduct a soils study and obtain ALL OF THE necessary surveys
• Foundation: Here we coordinate with the Structural Engineer to develop a Site-Specific Foundation
• Frame: During the framing STAGE we layout the floor PLAN, INSTALL ALL OF the trusses, install the roof DECK, and set the windows AND EXTERIOR DOORS


PHASE 2 - MEP (Mechanicals, Electrical, Plumbing)

• Plumbing: Here we run the drain lines, ROOF ventS, water SUPPLY lines, and sHOWER pans, TUBS where necessary
• HVAC (Heating, Ventilation, & Air Conditioning)  installS THE ducting, set supply and returns, exhaust, & furnaces etc.
• Electrical: THE electricians hang all necessary CEILING LIGHTS, WALL LIGHTS, OUTLETS, run wire, and ALL LIGHT SWITCHES
•  THIS IS THE POINT WHEN we install fireplaces, LOW VOLTAGE PRE WIRE, Security SYSTEMS, SOUNDPROOFING (IF NEEDED) AND  iNSULATION. WE ALSO COMPLETE THE WINDOWSTORM, NAIL PATTERN AND FRAME INSPECTION PRIOR TO SHEETROCKING THE INTERIOR. 


PHASE 3 - INTERIOR CONSTRUCTION

• IN THIS PHASE we apply SHEETROCK, complete THE painting, INSTALL THE finish floors, install CABINET AND DOOR hardware and MUCH more. EXTERIOR FINISHES SUCH AS THE STUCCO, BRICK OR SIDING INSTALL GOES ON AT THE SAME TIME. 

PHASE 4 - FINISHES

• THIS IS THE STAGE WHEN THE FINAL PRODUCT COMES TOGETHER. ALL OF THE LIGHTS FIXTURES, PLUMBING FIXTURES, COUNTERTOPS, AND OTHER FINISHES GET INSTALLED. WE ALSO ARE WORKING WITH THE CITY OR COUNTY IN REGARDS TO SCHEDULING AND COMPLETING OUR INSPECTIONS AND FOLLOWING OUR QUALITY CONTROL CHECKLISTS TO INSURE WE DO NOT HAVE ANY DELAYS TOWARDS TURNING THE HOME OVER. 


PHASE 5 - ORIENTATION AND WARRANTY

• WELCOME TO YOUR NEW HOME! In Phase 5 we welcome you to your new HOME and conduct a New Home Orientation with you to familiarize you with every aspect of your home.
• Once we've conducted our NEW HOME orientation, we then schedule a 3-month, 6-month, and 1-year Service visit to ENSURE THAT your new home IS TROUBLE FREE!
